How long asphalt driveways last and how to look after them

A two-course Stone Mastic Asphalt (SMA) driveway laid over a 150–200mm compacted Clause 804 sub-base lasts 20 to 25 years in the Irish climate, while a 40mm resurfacing overlay on a sound base lasts 12 to 18 years. Most surface damage happens in the first 30 days after laying — when the bitumen is still curing and vulnerable to stationary power steering or point loads.

Keeping moss, weeds and oil drips off your driveway

  • Sweep and rinse twice a year: moss and green algae don't grow out of asphalt itself — they grow in wind-blown soil, leaf mould and pine needles sitting in shaded damp corners. A stiff yard brush and low-pressure garden hose (never a turbo nozzle held close to the surface) keeps it clear.
  • Treating moss on north-facing drives: apply a standard biodegradable moss cleaner in spring or autumn and brush away the dead moss once dry.
  • Diesel, petrol and heating-oil spills: liquid fuels soften bitumen if left pooling. Absorb fresh drips immediately with cat litter or dry sand, sweep up, and wash with warm soapy water.
  • Bitumen restorer after 8 to 12 years: if an older tarmacadam driveway has oxidised and started losing fine grit, an elastomeric bitumen sealer can bind the surface and restore the deep black finish.

How to spot a skimped driveway specification

When an asphalt driveway fails inside 3 to 5 years, it is almost always down to one of three shortcuts during installation:

  1. Skipping the binder course: laying a single 35mm layer of top-coat tarmac directly onto loose stone instead of a 60mm binder + 40mm surface course.
  2. Unconstrained edges: leaving asphalt edges exposed against soil or lawn with no concrete-haunched kerb or cobble border.
  3. Laying cold material: if hot asphalt cools below minimum rolling temperature before compaction, the air voids stay open, water penetrates and winter frost pops the stones loose.

Questions homeowners ask

Can I pressure-wash an asphalt driveway?

Use a fan-spray nozzle at modest pressure held at least 30cm from the surface to rinse dirt. Never use a spinning 'turbo' pencil jet on tarmac or asphalt, as high water pressure can strip the bitumen fines from between the stones.

Why are there roller marks or slight sheen differences on a brand-new driveway?

Where a roller reverses or where hand-tamped edges meet machine-laid passes, the surface texture catches the light slightly differently at first. Once the top film of bitumen oxidises over the first 2 to 3 months of rain and sunlight, the colour blends evenly.
